Do I need a permit is a question we get asked all the time the short answer is  YES.  

Whenever undertaking any building work in Victoria you must obtain a building permit. Your builder must be licensed in the category for the building works and be covered by the correct insurance.

At All Seasons Building and Construction, we hold the highest licence category in Victoria, Domestic Builder Unlimited. 

After the outline of the project has been confirmed, you will need plans, computations, engineering, Bushfire Attack rating (only in some municipalities), energy efficiency rating and soil tests. All of these can be prepared by a draftsperson or architect. After this point a building surveyor must be appointed under the instruction of the building owner, it is up to the building owner to select a building surveyor but we are also able to provide a list of surveyors we have used previously.

There are two types of building surveyor, Private building surveyor or a Municipal building surveyor. A building surveyors main job is to issue building permits, carry out building inspections and to issue occupancy permits.

There are 4 mandatory inspection stages in any building process;

1/  Prior to placing a footing

2/  Prior to pouring insitu reinforced concrete

3/  Completion of frame work

4/ Completion of building works

At the completion of your building works you will be issued with either;

Form 6     Occupancy permit    for new homes

Form 7      Certificate of final inspection    for extensions, alterations or renovations

Once either one of these have been issued, your final payment is due and we will prepare for project for handover.
